Along with your welcome pack or shortly after your first downpayment, your Filinvest agent will ask you to sign your contract documents.
Contract documents are legal documents that show your agreement with your property developer about the sale. These are necessary to prepare the title and turnover of your property. A copy of the contract is given to the buyer once the contract has been processed.
Important information for your reference:
Contract to Sell (CTS) - a legal document wherein the property developer makes a written assurance and notice that the said property will be transferred to the buyer upon fulfillment of the terms and conditions of the sale, and payment of the full price of the property.
Deed of Absolute Sale (DOAS) – If the unit is fully paid, the DOAS is executed to start processing the transfer of ownership from the developer to the buyer.
Transfer Certificate of Title (TCT) – registered proof of ownership of a lot issued by Register of Deeds in the local municipality or city.
Condominium Certificate of Title (CCT) – proof of ownership of a condominium unit as certified by the Register of Deeds of the local municipality or city.
